A legally binding transaction between Lyonsdale Homes Ltd. and a buyer is established exclusively upon the complete execution of a formal, written Real Estate Purchase Agreement (and associated builder addenda, spec sheets, and plan sign-offs) signed by both the purchaser and an authorized signing authority of Lyonsdale Homes Ltd.

5. Architectural Controls, Land Developers, & Environmental Standards

Lyonsdale Homes operates within premier master-planned communities across Edmonton, Spruce Grove, and surrounding municipalities (including Marquis West, Fenwyck, Cy Becker Landing, Riverstead at Keswick, and Schonsee).

• Architectural Controls: All home elevations, exterior color palettes, and material selections are subject to final approval by the respective land developer's Architectural Control Committee (ACC) and municipal authorities.

• Energy-Efficiency & Smart Home Features: High-performance, eco-friendly, and smart home feature standards outlined on the Site are tailored per home model and specification tier. Exact technical specs for mechanical equipment, insulation levels, and smart systems are governed strictly by the executed construction schedule.

6. New Home Warranty & Maintenance Obligations

Residential homes built by Lyonsdale Homes are protected under statutory warranty coverage in full compliance with the Alberta New Home Buyer Protection Act:
